The Rent Expert team at a base station
A few words about us

The company was built by the people who built Polish mobile telephony

Rent Expert was founded by engineers and managers who spent thirty years building Polish mobile telephony — on base station, tower and line investments, in Poland and abroad.

Leases were an inseparable part of that work: we acquired and negotiated them for hundreds of telecom sites. Today we apply that same knowledge on the other side of the table — so that property owners obtain the best possible terms.

We work for no telecom operator, and for none of the firms that acquire properties on their behalf. We are independent experts.

Let us talk about your property
Why us

Five questions worth asking yourself before you talk to an operator

Our services never burden the client budget — that is the basic principle we work by. We do not earn until you earn.

A base station lease is a commitment for a dozen years, sometimes several decades. Its value is determined not only by the rent, but also by clauses that are easy to overlook at signing.

  • Do you know the investment strategy of mobile operators?
  • Do you know which new technologies are appearing on base stations?
  • Do you know the principles of mobile network engineering?
  • Do you know the negotiating arguments operators use?
  • Do you know why they chose your property in particular?

If your answer to most of these is no, that is a sign you should have someone on your side of the negotiation. The operator sits down with a team that does this every day. You typically negotiate such an agreement once or twice in a lifetime.

Our process

How we work, step by step

We know the investment, legal and financial issues inside out, so at every stage you know where you stand. You sign nothing until you have seen concrete figures.

  1. 01

    Conversation and document review

You send us the basic details of your property and lease. We check what exactly was signed, for how long and on what terms.

  2. 02

    Valuation and recommendation

We compare your lease against current market conditions and set out the available paths: selling the land, renegotiating the rent, or another form of cooperation.

  3. 03

    Negotiation or transaction

We negotiate with the operator on your behalf, or prepare the sale. Land subdivision, the surveyor and the formalities towards the operator are on us.

  4. 04

    Closing and settlement

We close the transaction in as little as two months and cover the notary costs in full. We are paid only on the result achieved.

Our vision

Four principles we work by

01

Independence

We do not represent operators, nor the companies that acquire sites for them. The only party we represent is you.

02

Professionalism and experience

30 years in the telecom industry and hundreds of leases negotiated for sites across the country.

03

Better contractual terms

Not just higher rent, but indexation, safe deadlines and control over expansion of the installation.

04

Optimised benefits

We look at the entire value of the lease over the years, not at a single line in the table.

We will review your lease free of charge

Send us the basic details of your property and lease — we will come back with a valuation and a concrete proposal. The consultation commits you to nothing.
